The short answer
If you've inherited a property in Harrogate and aren't ready to decide whether to sell or keep it, letting it as a short let is a flexible way to cover the running costs while you think. A managed short let keeps the home lived in and cared for, earns an income, and leaves every option open: you can still use it yourself, sell it when the time is right, or keep it for the long term. We look after everything, so it asks very little of you at what is often a busy time.
Why letting an inherited property while you decide makes sense
Inheriting a home usually comes with a mix of emotions and practical questions, and there's rarely a need to rush. An empty house still has costs, from council tax and insurance to utilities and upkeep, and homes are happier when they're lived in and looked after. A short let turns the waiting time into earning time.
- Flexibility – there's no long tenancy, so you can stop when you're ready to sell or move in.
- Income – Harrogate's visitors, conferences and events keep demand strong through the year.
- Care – a cleaner and our team are in the home regularly, so small issues are spotted early.
- Time to decide – you can see what the home actually earns before making a big decision.
- Somewhere to stay – you and your family can block out dates whenever you want to visit.
Council tax on an inherited home: the key dates
North Yorkshire Council's rules are straightforward. A home left empty after the owner's death is usually exempt from council tax under Class F until probate or letters of administration are granted, and for up to six months afterwards, as long as it stays unoccupied and isn't sold or transferred sooner. North Yorkshire has charged a 100% premium on second homes since April 2025, but it doesn't apply that premium for 12 months from the grant of probate (exception Class I).
Once a home is let to guests, it's no longer empty, so the Class F exemption ends. If the home is available for at least 140 nights a year and actually let for 70 or more, it can move from council tax to business rates, and many smaller holiday lets qualify for Small Business Rate Relief. Our guides to second home council tax in Harrogate and holiday let council tax and business rates explain how this works.
How to get started
- Talk to the executors – most families start once probate has been granted and everyone involved has agreed the plan. The solicitor handling the estate can advise on timing.
- Tell the insurer – switch to cover designed for holiday lets, which protects the home while guests are staying.
- Get tax advice – the special furnished holiday lettings tax regime ended in April 2025, so letting income is now taxed like other property income. An accountant can explain what that means for you, and our guide to holiday let tax changes covers the background.
- Leave the practical side to us – we arrange the safety checks a holiday let needs, set out in our holiday let safety checklist, and get the home guest-ready.
Everyone's situation is different, so take professional advice on the legal and tax side before you decide.
Keeping the home's character
Many inherited homes have lovely features that guests adore, and there's no need to strip them back. We'll suggest what to keep, what to store and what small updates will help, such as fresh bedding, a good mattress and reliable Wi-Fi. Personal items can be packed away safely, and you can take as long as you need over family belongings.
What a short let could earn
Every home is different, but Harrogate's short-let market is healthy, with demand from weekend breaks, conferences at the Convention Centre, the Great Yorkshire Show and Christmas. Our guide to Airbnb income in Harrogate sets out real market data, and our income estimator gives you a figure for your own home in a couple of minutes.

FAQ
Can I let an inherited property while I decide what to do with it?
Yes. Many families let an inherited home as a short let once probate is granted and the executors agree. It covers the running costs and keeps the home lived in, and because there's no long tenancy you can still sell, move in or keep it later.
Do I pay council tax on an inherited empty home in North Yorkshire?
An empty home is usually exempt under Class F until probate is granted and for up to six months afterwards, as long as it stays unoccupied. North Yorkshire Council also doesn't charge its second-home or empty-home premium for 12 months from the grant of probate.
Is a short let or a long let better for an inherited home?
A short let keeps your options open: you can use the home yourself, there's no tenancy to bring to an end and you can stop when you're ready to sell. A long let suits families who want a steady income for many years. The right choice depends on your plans, so it's worth comparing figures for your own home.
Who should I speak to before letting an inherited home?
Speak to the solicitor or executor handling the estate, tell the insurer the home will be let to guests and take tax advice on the income. We take care of the safety checks, listing and guests, so the practical side is simple.
