The short answer
Winter isn't a dead season for a well-run short let in Harrogate. Christmas and New Year bring leisure guests, and the Harrogate Convention Centre opens 2027 with three big trade shows: Harrogate Christmas & Gift (10–13 January), BTME (24–28 January) and Harrogate Fashion Week Winter (7–9 February). Business visitors fill weekday nights that leisure guests don't. Homes that open their calendars early, price event nights properly and welcome longer midweek stays tend to do well through the colder months.
The winter calendar to price around
- 26 November–30 December: Glow at RHS Harlow Carr on selected evenings, plus the Great Yorkshire Christmas Fair (26–29 November).
- 5–6 December: Christmas markets in Valley Gardens and Knaresborough.
- 17 December–3 January: the Harrogate Ice Pavilion in Valley Gardens, which brings families into town over the holidays.
- 10–13 January 2027: Harrogate Christmas & Gift, a trade-only show for gift and Christmas buyers and exhibitors.
- 24–28 January 2027: BTME, the BIGGA Turf Management Exhibition (education from 24 January, trade show 26–28 January).
- 7–9 February 2027: Harrogate Fashion Week Winter, trade only, at the Convention Centre.
Christmas & Gift runs Sunday to Wednesday, which is exactly the part of the week leisure guests leave empty. Our Convention Centre accommodation guide shows the kind of guest they bring.
How we approach winter pricing
We don't publish nightly rates because the right price changes week by week. These are the principles we use for the homes we manage:
- Load event dates early. Show weeks and Glow weekends are set higher as soon as the dates are confirmed, before the calendar starts to fill.
- Match minimum stays to demand. Longer minimums on event weeks; shorter stays allowed in the quiet gaps so the odd night isn't left empty.
- Welcome midweek and longer stays. Contractors, project teams and people relocating keep winter weekdays busy. Weekly rates help.
- Keep reviews coming. Winter guests notice warmth, hot water and good Wi-Fi. A cosy, well-equipped home earns the reviews that carry it into spring.

What's changing in 2027
The short-let register. England's national register for short-term lets is due to launch in March 2027. Every short let will need a registration number to show on its listings, and there will be a registration fee (not yet published). For a home with its safety paperwork in order, it's an admin step. Our register guide explains how to get ready, and for the homes we manage, we handle it.
A possible visitor levy. The government included an Overnight Visitor Levy Bill in the King's Speech in May 2026, which would let mayors add a small nightly charge to accommodation bills. In September 2026 a report for the York and North Yorkshire Combined Authority suggested a flat £1 a night could be an option. No decision has been made, and nothing has been confirmed for Harrogate. If a levy does come in, the national proposals would see it charged on hotels and B&Bs as well as holiday lets. We'll keep owners updated.
Why winter can be a good time to start
If you've been thinking about switching a home to a short let, January is a sensible time to get set up: photos, listings and safety checks can be done in the quieter weeks, ready for spring and summer, and the January trade shows give new listings early bookings and reviews.
We look after 20 homes across Harrogate, with more than 5,000 nights booked, 2,000+ guests and over 1,500 five-star reviews (4.9 average). Our fee is 15% plus a £500 set-up, with no VAT. We work in Harrogate, Knaresborough and Pannal/Burn Bridge.
