The short answer

No. The 90-night limit on short lets only applies in Greater London. There is no cap on how many nights you can let a property in Harrogate or anywhere else in North Yorkshire, so you can welcome guests all year round.

Where the 90-night rule comes from

The rule comes from London-specific legislation. Since 2015, homes in Greater London can only be let short term for up to 90 nights a year without planning permission, and Airbnb enforces it automatically for entire-home listings there. It has never applied outside London.

What this means in Harrogate

  • No nightly cap – you can let your property as many nights as you can fill.
  • Business rates relief – a property that's let regularly usually moves onto business rates, where small business rate relief can bring the bill down to nothing. See our guide to council tax and business rates for holiday lets.
  • Planning – usually not needed. See our guide to planning permission for holiday lets.
  • Registration – a simple national register for short lets in England is due by March 2027.

Could a night limit come to Harrogate?

There's no plan for a Harrogate-specific cap. We keep a close eye on regulation for our owners and will update this page if anything changes.
