1.5–2×Typical revenue vs a long let

Why short stay?
More income, more care, more control
Comparing a well-run short let with a traditional long let, including what the Renters' Rights Act has changed.
| Short-term rental | Long-term rental | |
|---|---|---|
| Increased revenue | Up to 100% increase in earnings with high occupancy | Stagnant revenue growth with void periods |
| Better maintenance | Regular maintenance between guest stays protects your asset from value depreciation | Tenants don't care for a property as if it were their own, so maintenance issues can go undetected |
| More flexibility | Use your property when it suits you: visit between guest stays and book it for yourself | No access to the property during the contract period |
| Full control | Regain possession of your property whenever you choose | Long-term contracts are difficult to break within a short time |
| New rental rules | Holiday and short-stay lets aren't assured tenancies, so the Renters' Rights Act's tenancy rules don't apply to them | Since 1 May 2026, no-fault evictions have ended, every tenancy rolls on indefinitely and you can only take the property back on set legal grounds |
What the Renters' Rights Act means for long lets
- Section 21 "no-fault" evictions ended on 1 May 2026
- Fixed terms are gone: all tenancies roll month to month, and tenants can leave with two months' notice
- Rent can only go up once a year, using a formal Section 13 notice
- Rent in advance is capped at one month
- You can't unreasonably refuse a tenant's request to keep a pet
- To sell or move back in, you must wait until the tenancy is 12 months old, then give four months' notice
- Still to come: a landlord database, a new ombudsman and the Decent Homes Standard
