The short answer
Harrogate's £13.4 million Station Parade revamp, known as the Station Gateway, got the go-ahead this week, with work due to start in the New Year and finish in autumn 2028. It lands alongside a £9.4 million upgrade at Harrogate Convention Centre, due in spring 2027. Together they're a clear sign that money is going into the way visitors arrive in and experience the town, and for property owners that's good news: a better-connected, better-looking Harrogate is a place more people want to stay. We already manage homes on and just off Station Parade, and we'd love more owners to be part of what comes next.
What's happening on Station Parade
On 27 October 2026 North Yorkshire Council appointed NY Highways to deliver the Harrogate Station Gateway, the area's biggest town-centre project in decades. The plans cover Station Parade, Station Square and the One Arch walkway under the railway bridge, with new paving and pedestrian crossings, upgraded traffic signals, a southbound cycle lane on Station Parade and a bus lane on Lower Station Parade. Station Parade keeps two lanes for traffic.

The aim is simple: a more welcoming arrival from the train and bus stations into the town centre. The money comes from the Transforming Cities Fund, with £11 million from West Yorkshire Combined Authority, £1.35 million from York and North Yorkshire Combined Authority and £1.05 million from the council itself.
A calm word on the works
Any scheme like this means a period of roadworks. The council has deliberately timed the start for after Christmas so the busy trading season isn't affected, and says it will hold drop-in sessions and visit businesses before and during the works. For our guests, very little changes: the station stays open and every home stays a short walk away. We send clear arrival directions before every stay and update them as the works move along, so guests arrive relaxed rather than surprised.
The convention centre is getting an upgrade too

Harrogate Convention Centre began a £9.4 million upgrade in July 2026. The headline is the transformation of Studio Two into breakout space for around 1,200 delegates, alongside better accessibility and greener building systems, with completion due in spring 2027. The council expects the new Studio Two alone to bring in more than £1.5 million a year by its tenth year.
The venue is already in good form: it was named Venue of the Year (under 20,000 square metres) at the 2026 AEO Excellence Awards, and the council says it contributes more than £45 million a year to the local economy. Trade fairs, conferences and consumer shows fill the town for much of the year, which is why we wrote our practical guide to Harrogate Convention Centre accommodation for the people who come.
Why this points to more visitors
Harrogate's visitor economy is worth around £483 million a year, with about 3.1 million visitors, according to North Yorkshire Council. Better venue facilities help win bigger and more events, and a smarter arrival from the station makes a better first impression on every one of those delegates and weekend visitors. Nobody can promise exact numbers, but when a town invests in both its gateway and its biggest venue at the same time, demand for good places to stay is likely to keep growing. Our guide to Airbnb income in Harrogate shows what that demand already looks like month by month.
We're already on Station Parade

This isn't a far-off story for us. We manage four Downtown Studios on Station Parade itself, such as Downtown Studio 1, and the St James Apartments on Cambridge Street, just off Station Parade, including Wicker & Clay. They're minutes from the station, the bus station and the convention centre, and they're popular with business guests, couples and event-goers alike. As the gateway takes shape around them, these homes will sit right at the front door of a refreshed town centre. You can see all of them on our properties page.
