The short answer
Guaranteed rent vs full management comes down to certainty versus earnings and control. Guaranteed rent pays you a fixed sum each month while a company keeps everything the home earns above it. Full management means the income is yours: a local manager runs everything for a percentage, you keep the upside from Harrogate's busy event calendar, and you can still use your home. For most well-located Harrogate homes, full management has the higher earning potential and keeps you in charge.
How guaranteed rent works
A guaranteed rent (or "rent-to-rent") company signs an agreement to rent your property, usually for several years, and pays you a fixed monthly sum. It then lets the property to its own guests or occupiers and keeps the difference. The appeal is easy to see: a set figure, paid on a set date, with little for you to do.
The trade-offs are just as clear. The fixed sum is set below what the company expects to earn, because that gap is its profit. You hand over control of the home for the length of the agreement, you usually can't stay there yourself, and the arrangement is only as solid as the operator behind it.
How full management works
With full management, your home earns in your name. A manager like Short Stay Harrogate lists it, prices it, welcomes guests, cleans, maintains and reports, and takes an agreed share of the booking revenue. Our fee is 15% of revenue with no VAT added, plus a one-off £500 set-up fee covering a professional photo shoot, floor plan and set-up, and cleaning is paid by guests. Our guide to Airbnb management costs in Harrogate sets out everything that's included.
Guaranteed rent vs management: side by side
- Income – Guaranteed rent: a fixed monthly sum. Full management: the home's actual booking income, less the fee, so you benefit from every busy night.
- Who keeps the upside – Guaranteed rent: the operator. Full management: you.
- Using the home yourself – Guaranteed rent: usually no. Full management with us: unlimited owner stays.
- Who stays there – Guaranteed rent: decided by the operator. Full management: short-stay guests, with house rules you can see.
- Flexibility – Guaranteed rent: you're tied in for the agreement's term. Full management: the home stays fully yours, so you can change your plans.
- Transparency – Guaranteed rent: you see the rent, not what the home earns. Full management: monthly reports showing every booking.
A worked example
Here's an illustration, not a forecast, using the same two-bedroom home as our Airbnb income in Harrogate guide: an average nightly rate of £150 across the year and 230 nights booked, giving gross booking revenue of around £34,500.
- Full management – after a 15% fee, about £29,300 comes to you, before running costs such as utilities, broadband, insurance and council tax or business rates.
- Guaranteed rent – suppose an offer is pitched near a typical long-let rent for a two-bedroom home in HG2, at around £1,300 a month. That's £15,600 a year, and some deals include bills.
Even after running costs, the managed home has a lot more room to earn, and that's before you count the nights you can enjoy it yourself. Every home is different, so it's always worth comparing real figures for your own property.
What to check before signing guaranteed rent
Guaranteed rent can suit some owners, and if you're considering it, a few checks will help you choose well:
- Track record and finances – how long the operator has been running, and how many homes it manages.
- Who stays – short-stay guests, or longer-term occupiers. Since the Renters' Rights Act came into force on 1 May 2026, it's worth being clear about this; our guide to the Renters' Rights Act and short lets explains why holiday lets sit outside it.
- Compliance – who arranges and pays for safety checks, and who keeps the certificates.
- Handing back – what condition the home comes back in, and how and when.
Take legal advice on any agreement before you sign. With full management, most of these questions simply don't arise, because the home never stops being yours to run as you choose.
Why Harrogate owners choose full management
Harrogate rewards active management. Conferences at the Convention Centre, the Great Yorkshire Show, Christmas and a steady flow of contractors and relocations mean the best nights are worth far more than an average one, and a fixed rent can't capture that. We've hosted more than 5,000 nights for over 2,000 guests across 20 homes, with 1,500+ five-star reviews, a 4.9 average rating and Airbnb Superhost status. If your tenant is moving on, our guide to reletting or switching to a short let walks through the options, and our holiday let vs long let comparison puts the numbers side by side.

FAQ
What is the difference between guaranteed rent and full management?
With guaranteed rent, a company pays you a fixed monthly sum and keeps whatever the property earns above it. With full management, the home earns in your name, you receive the booking income and the manager takes an agreed percentage for running everything.
Does guaranteed rent or full management earn more in Harrogate?
Full management usually has more earning potential, because you keep the income from busy event nights and peak months rather than a fixed sum set below what the home can make. Guaranteed rent gives a predictable figure in exchange for that upside.
Can I use my home with guaranteed rent?
Usually not, because the operator controls the property for the length of the agreement. With full management from Short Stay Harrogate, owners have unlimited stays and simply block out the dates they want.
What should I check before signing a guaranteed rent deal?
Check the operator's track record and finances, who is responsible for safety and compliance, what type of occupiers will stay, and how the property is handed back at the end. It's worth taking legal advice on the agreement before you sign.
