The short answer
When your tenant is leaving, you have a rare, natural moment to choose what your Harrogate home does next. Reletting is familiar, but since 1 May 2026 every new tenancy comes under the Renters' Rights Act, with open-ended tenancies and a new landlord register. A short let sits outside the Act, can earn more in a town as busy as Harrogate, and lets you use the home yourself, and with a local manager it's completely hands-off.
Your tenant is leaving: what happens now
Under the Renters' Rights Act, tenants on periodic tenancies usually give at least two months' written notice, normally ending on the last day of a rental period. That notice period is valuable: it gives you time to weigh up your options calmly and, if you choose to switch, to have everything ready for the day the keys come back. Because your tenant is leaving by choice, the decision about what comes next is entirely yours.
Option 1: relet to a new tenant
Reletting is still a sound choice for some owners, and it's worth knowing what it looks like now:
- Open-ended tenancies – new tenancies are periodic, with no fixed end date. The tenant decides when to leave, and landlords can only end a tenancy on specific grounds.
- Rent reviews once a year – rent can go up once a year through a formal notice process.
- A national landlord register – the new "Register your rental property" service starts rolling out on 15 December 2026. For homes in Yorkshire and the Humber, the registration window is reported as 15 April to 14 July 2027, with a fee of £65 per property per year.
Our guide to the Renters' Rights Act and switching to short lets covers the wider changes.
Option 2: switch to a short let
A furnished holiday let isn't an assured tenancy, so the Renters' Rights Act doesn't apply to it. That brings some real advantages:
- Stronger income potential – Harrogate draws more than 3 million visitors a year. Airbtics data for February 2025 to January 2026 put the median Harrogate short let at around £33,000 a year in revenue, with 66% occupancy. Our guide to Airbnb income in Harrogate breaks this down.
- Your home, on your terms – you can block out dates and stay yourself, and there's no long-term commitment if your plans change.
- Business rates instead of council tax – a holiday let that meets the letting tests pays business rates, and many single holiday lets qualify for small business rate relief.
- The home stays in top condition – it's cleaned and checked after every stay, rather than once a year at an inspection.

Tenant leaving? How a short let switch works with us
Switching sounds like a big job, but most of it is ours to do. Here's how we use the notice period:
- As soon as notice is given – we look at your home, share a realistic income estimate and agree a plan.
- During the notice period – we plan furnishing and finishing touches, and line up the safety checks every holiday let needs. Our holiday let safety checklist shows what's involved.
- When the tenant leaves – a deep clean, our professional photo shoot and floor plan, then your listing goes live with pricing set around Harrogate's events.
- From then on – we handle guests, cleaning, laundry, maintenance and reviews, and you receive your income each month.
Our fee is 15% of revenue with no VAT added, plus a one-off £500 set-up fee covering the photo shoot, floor plan and set-up. Cleaning is paid by guests, and you can stay in your own home as often as you like.
Is a short let right for your home?
Short lets work especially well for homes in Harrogate, Knaresborough, Pannal and Burn Bridge, where visitors come all year for conferences, events, weekends away and longer work stays. Tax works a little differently for holiday lets since April 2025, so it's worth a quick word with your accountant; our guide to holiday let tax changes is a good starting point.
Let's make the most of the moment
We've hosted more than 5,000 nights and 2,000+ guests across 20 Harrogate homes since 2020, with 1,500+ five-star reviews and a 4.9 average rating as an Airbnb Superhost. If your tenant has given notice, try our income estimator, read about our Airbnb management service, or get in touch and we'll be in touch to talk through your home.

FAQ
How much notice does a tenant have to give under the Renters' Rights Act?
Since 1 May 2026, tenants in England on periodic tenancies usually give at least two months' written notice, normally ending on the last day of a rental period. A landlord can also agree to an earlier end date.
Can I switch to a short let when my tenant leaves?
Yes. When a tenant leaves by choice, you're free to decide what happens next, including letting the home as a furnished short let. It's sensible to check planning and any lease or title conditions for your property, and we can talk you through the practical steps.
Do holiday lets come under the Renters' Rights Act?
No. The Renters' Rights Act covers assured tenancies, and a holiday let isn't one. Holiday lets have their own rules on safety and tax, and a national short-term let register is due to launch in March 2027.
How does Short Stay Harrogate get a home ready for guests?
We start planning as soon as your tenant gives notice, so furnishing, safety checks, photography and the listing are lined up for when they leave. Our one-off £500 set-up fee covers the photo shoot, floor plan and set-up.
